Landlords use a notice to quit as the very first step in the eviction process when the terms of a lease agreement have been violated. An example of a violation would be when a tenant stops paying rent or brings home an unauthorized pet. There are actually two types of notices discussed in this video and each state will have its own requirements on how to use each form.
