Steve, you point out exactly everything I have told myself and some friends. And the most significant thing of all in investing is "Long term." Owning several properties is a high status thing for a lot of people. And I know some of them. And usually these people have owned the properties for at least 10 years or more. Long term is key because that is how you will see massive increase in value. Flips are good if you can find a really good deal.

Is it still possible to cash flow in B.C? I understand majority of the people in this market buy for value appreciation but what about positive cash flows? Do investors still crunch the numbers?

I compare the 2008 crash in the U.S. to the upcoming crash in Canada to getting drunk by drinking hard liquor or getting drunk by drinking Coors lite. The guy drinking hard liquor at the party was hammered at 11:00 pm and the guy drinking Coors lite was hammered at 2:00 am. One took longer to get there but they've both ended up with the same hangover.
