Be sure to keep whatever flyers/newspaper you're using to "prove" the date in a opaque bag and in a dark area to preserve the ink and make it stay as new looking as possible.

As a person who repairs properties before new tennats move in.. if its apartment 59% of renters don't get their deposit back due to the silliest stuff... If its a house the landlord or leasing agency covers damages that they charge you with.which hits your credit...and their insurance pays the repairs... which hits your credit....and the guys ( me and my guys) to repair the damages.. that fee also hits your credit...
The landlord/ property management companies will ABSOLUTELY find something to blame on tenants just to make extra money

I needed this video. I moved into a place where it had a broken toilet, a broken oven fan and holes in the cabinet. They told me they were going to fix it before I moved in (They didn’t). After a couple of months, I figured out who the Superintendent was I told her how my toilet and fan were broken since I moved in and she said “no it wasn’t. You signed the paper so it had to be fixed” so I had to put a report in to fix it. I stayed there for two years and they didn’t do a single repair.

The video will have a date embedded. Make sure you change the date and time on your phone.

Even just doing this on the day you actually move in is also a good idea. They will try and make everything your fault if you don't have proof

Better advice, record the video the day you move in, phones record the date, time and geolocation on the media archives

A good property management company will do a comprehensive move in inspection, so this will only really work against lazy landlords/PM companies. Good inspectors will take picturs of places you didnt even know existed in your house and keep everything on record for comparison on move out inspection. It's a very good idea to do your own comprehensive move-in inspection though and take pictures of anything out of place. Submit that stuff immediately as work orders so they can't charge you for it on move-out.

Also file work orders for everything that’s broken or damaged. Even if it doesn’t get repaired, when you move out you’ll have documentation of any damages that should’ve been repaired by maintenance but were not, so they can’t say “oh we need your deposit to fix this cabinet door that broke off” because then you can say “it broke due to general usage and I asked maintenance to repair it and they never did.”
There’s plenty of things that break over time due to just general living that you shouldn’t have to pay for since repairs are covered by the apartment’s management.

They should be held far more accountable for stuff like that. They should have to prove it was you beyond the beyond a reasonable doubt.

Always do a walk through the day before you move in if not before you movw anything in if able. Take pics and video of EVERYTHING! Do the same when you move out. EVERYTHING!

Something else ive been told is to change out the shorter screws that seem to be stock when people move in on the entry door for longer ones because if someone breaks in it wont give as eaily. Just remember to be careful when you take them out so you can put them back and get deposit back hopefully

Do bear in mind if you do this and the landlord calls you on it and takes you to small claims court, the metadata of that video can't be faked and an attorney will figure that out.

I’ve been renting apartments since I am 19 and the first landlord gave me a form to fill out what wasn’t up to spec in the property (had 14days time) nearly everything got fixed free of charge and when I moved out the few items that were still listed where ok and got my deposit back. But something very important to do you don’t wanna be paying for some dumb thing that isn’t your fault and you can’t prove it isn’t your fault.
