Curious if you had the option to seller finance? Do you think they would prefer the cash flow vs capital and off set taxes?

Perhaps the next step is to get an SEC license and pool private money for permanent financing following the bridge loans and value add. Not sure exactly. It sort of puts the Investor in the Wall Street game, but Wall Street is willing to take more risk. Sooner or later the FED will drop rates again but the Investor will be in a position to wait it out.

Us versus Wall Street is the perfect example of socialism versus capitalism, and no socialism is not communism and socialism does not mean free money socialism only means that the countries resources and wealth and laws are controlled by the nation and the people of the nation not in hands of private corporations and private banks and private companies Socialism is where the resources and wealth of a country are controlled and nationalized through the people
