Uh... so this is huge. Ken has just presented a real life case study of what is about to happen in the RE market. This is a huge indicator of what people have been asking him since the pandemic began.

There is always a need for low end housing no matter what the economy. If you can manage those assets, more power to you, many don't have the stomach for it.

Why was your interest rate not locked-in before escrow?
Is this deal different than purchasing a single family home where locked rates do not apply?

Curious if you had the option to seller finance? Do you think they would prefer the cash flow vs capital and off set taxes?

Perhaps the next step is to get an SEC license and pool private money for permanent financing following the bridge loans and value add. Not sure exactly. It sort of puts the Investor in the Wall Street game, but Wall Street is willing to take more risk. Sooner or later the FED will drop rates again but the Investor will be in a position to wait it out.
