We just wrapped construction on a 440 sq ft 1 bed, 1 bath ADU in Culver City, Los Angeles! This unit came with the challenge of being on a flag lot, where the intended site was sandwiched between two single-family homes. The property owners were worried this would impede their ADU, but with some clever design and smart planning, we were able to maximize the space while maintaining privacy for both the main house and the neighboring properties.

The indoor space is amazing. The outdoor space....well let's just say every time I see a video like this the better the indoor space the worse the outdoor space. But it is something that could easily be addressed in the future.

Only change from my taste is white cabinets and extent the backflash. Overall the ADU came out Amazing especially the backyard. Great content as always! 🔥

Really love it, looks really comfortable. I would have gone to the ceiling with the tile, as well as lowering the the TV's a bit. Just a personal preference, but hate TV's mounted so high. Great job overall!!!

Great video Joe. This is an incredible space in such a small foot print. I would've done a smaller 2 seater table for the kitchen area, and smaller washer and dryer or a combo unit to get more storage space near the French doors.

It would be easier to appreciate these properties if you just did minimal voiceover narration. It's hard to see past you to notice some of the details and your constant gesturing is distracting. Let the quality of the space speak for itself.
