I know some extremely active long time flippers. And their team flips 20-23 houses a year. I don't know how anyone without a huge team could even find 72 houses worthy of a flip in one market in one year much less manage all them all. To scale from 4 houses to 72 houses in a year would require building a team of project managers, property finders, brokers, fund managers, etc...not to mention warehouse space, office space, etc etc etc.

Instead of all these white board presentations, why don't you take us out in the field with all these funds you are setting up and show us the real businesses in action. For example this guy, if he's flipping 72 houses a year, I'm sure at any moment there are at least 15 in progress that you could drop by and show the viewers.

I’m actually about to launch a real estate fund for development. This was super helpful for me to figure out the right order of things. Pro tip: if your looking a for a great idea for a fund, just see what other people are doing and copy them. You don’t have to do 100M but you can do many of the same ideas raising only 5-10M.
