Real estate developer here 👋. You make no sense explaining this. why would I spend excessive amounts of money buying large swaths of neighborhoods. Then deal with demo and possibly site prep costs.
When I could just find vacant land outside city for cheap. Then build everything there and hook up the tower to the city power grid 🙃
