Hey there, it's Gretchen Coley with The Coley Group at Allen Tate.
And I'm with my trusted lending partner Jean Hedges with The Hedges Team at Southern Trust Mortgage.
And we're talking about first time home buyers.
Are there any programs for those first-time home buyers out there who may feel
like it's a stretch to handle that monthly obligation?
Absolutely, we try really hard to work hand-in-hand with our first time home buyers.
We want them to feel really comfortable. Often we can get the house
for what they're paying in rent. Not only that they've got all the tax benefits.
But in addition to the regular write off there is another program.
It's called a Mortgage Credit Certificate.
And that can give you up to $2,000 tax credit and it's not just the first year you own your house.
It's every year you own your house. It's basically 30% of your
interest comes right off your tax obligation.
That's over and above your standard deduction. That's fantastic!
And that translates to about a hundred and sixty six dollars a month.
So you can just mentally take that right off your payment
because that's what that's effectively what you're getting.
That's all your Starbucks for the month.
Or a few dinners. There's a lot of things I could do with a hundred
and sixty six dollars other than pay taxes. You can do a lot to that new house.
Yes, you could paint, you can do all kinds of things.
