With bridging loan you need to be very accurate, and get very good deal on the property, because you pay a lot fees with bridging loan . So for beginners with little money is hard to compete with the ones who is longer in the business. Also as i can see the property market falling down.

Profits aren’t as great on a simple BTL so you are buying for long term gain (capital appreciation)

Another option to consider is to get into storage rather than occupied dwellings. I know someone who has sublet 20+ containers and she has to turn business away. Storage costs are expensive right now.

You are better of investing in index funds instead of BTL. Sp500 has an average return of 10% per year.

Or you could invest in REIT shares as well. They allow you to invest in property companies who give you a dividend in return. All the returns without the stress or expenses of owning the property directly.

Lots of but to let landlords are selling up down south, and are purchasing up nw. Better rental yields and also capital appreciation to come
