You don't buy a mobile home for an investment. You buy the mobile home to live in because that is all you can afford. I ordered my Redman in the fall of 1995, it is a 1996 model. Had to move it from southern Illinois to Alabama and it held up well. Still in decent condition but does need work. I checked into new ones and the payments were $1, 500, mine is $367 and close to payoff. No reason to go deeper in debt for another manufactured home. I have 4 acres of paid off land. No need to add to tha t.

Thank you for featuring Proopsy in one of your videos. I took your advice and contacted him for modular homes, and the house have been incredible. Paid slightly less than $29k, and now I’ve paid off my $129k 15 year loan in 8 months. Now totally debt free because I rent it out on Airbnb. Love having no debt for the last 5 months. I am a residential designer in North Carolina, and have lived in manufactured homes since I graduated from college in 1987. FYI; a manufactured home, in NC, is required to meet both the state building code and the state DOT regulations. This is due to being built on a trailer frame and will be transported on the highways. I also live on the coast and we just moved out of a manufactured home on leased land that we had lived in for the past 29.5 years, and we road out several hurricanes in it with very minimal damage. I will admit that when we ordered it we ordered it with both hurricane and tornado straps. The only reason that we moved out of it rather than remodeling was that we got the opportunity to purchase another newer manufactured home on a permanent foundation with land. We have been quite pleased with our manufactured homes, thank you.

The cost of septic alone discouraged me. And the cost of the home itself as of couple weekends ago is about the same as traditional. I changed my mind on modular. Thank you for all your tips. I have purchased land and building traditional based on a lot I have learned from you.

We own 2 modular homes as our residences. The first is a 1996 cape cod that we purchased as an 18 month old home that was already lived in. The second we designed from plans that we liked and made modifications to.
We are in a coastal area less than 1/2 mile to the beach. Our neighbor built a stick-built home at the exact same time as our house was being finished. With the building costs here and judging by what our neighbor paid for a home that is about 400 sqft smaller than ours (1750 sqft vs 1350 sqft), we estimate that we saved over $100, 000 over a comparable stick-built home.
The only costs not included with the home and setup were as follows:
1) Land/property
2) Survey
3) Permit to be able to clear property
4) Clearing property to prep for foundation
5) Electrical service installation by the local provider
6) Water & sewer taps installed by city
7) Driveway material (we did a grave drive)
8) final landscaping required for a CO
We also acted as our own sub-contractor and had a tile shower installed in the master bath and granite installed throughout.

We bought a 1980 manufacturer home in 1980. Ours does not have vinyl siding. It's built very well. We're into our 43rd year in it, and have had no major problems. Several new roofs and no foundation, just a crawl space. Been thru numerous tornados! 😂 no issues!

I bought my single wide on 7 acres in 2019 for 100k. I’ve gutted the kitchen and bathrooms and put cabinets in all and higher end finishes. Added 20x24 addition onto the front and a 20x18 4 season room in the back. Have a 3 car garage. Added some sugar and red maples to the property. Redid the windows. It’s really a nice home now. Current value? Close to 350k. I sank about 100k in. So not to bad I think!

Great info I have 2022 Scotbuilt I bought right before prices doubled in 2021 I paid 45500 now the same 14by70 is 90k and my Ave electric bill is 75 bucks per month and that’s with the air on 74 summer and 68 winter it’s very very efficient I got lucky and paid cash for mine and it’s sits in the middle of 25 acres I own . So my advice is to folks buy a manufactured home the size you need and the rest of the money you save from not building buy a great piece of land to put it on it’s truly your own paradise! Thank you

We chose to go with a manufacturer cavco home on our own purchased lot, and got 2× 6 walls and 9 ft ceilings with the desert insulation package, thanks for the valuable information it helped in our decision 😀 👍

Thanks for your content! Some mobile homes and modular home run around almost 300, 000 dollars! Land in some places are even more pricey! All the add ons and the set up! We looking to buy a regular home! Its to much!❤❤❤

❤ I have loved living, and the easy repairs of a manufactured home! No cement to stand on and fatiguing my back! No cement to jack up when plumbing was laid under it! 🤠

Last year, I invested $27k in Proopsy modular homes and made about $40k within the first year for renting it out—and it’s still growing. Thank you for putting out so many informative videos. Buying a house or land is hard and all of your tips and info gave my husband and I a comprehensive list when we were buying a house last year and now we are living in a great house, in a great town (it's actually a hamlet next to a small city) and are happier than we had hoped to be. 💓💗💓
