First and foremost, there is never one market that is the “best” out of all markets. Someone in California could be getting better numbers than someone in Florida, and someone in Malta could be getting better numbers than someone in Canada. It isn’t about finding the “best” market in general, it’s about finding the best market for YOU to invest in.

Ask yourself how you value cash flow compared to appreciation, what type of class (A, B, C, D) neighborhoods you prefer, whether you prefer older or newer houses, and look into other factors like employment sources, employment rates, and population growth. All of these need to be examined before you decide what property market is best for your specific niche.

One step I do to analyze a market is to Google my city's CAFR (comprehensive annual financial report).

Goes over top employers (in statistics and demographics section) and where every dollar the city has goes.

I'm investing in one of the hottest markets in the U.S. Metro Phoenix, AZ! Looking to purchase my 1st property; FHA Owner-Occupy, 4-plex.

3 questions:
1) How do I determine which property vs another when the numbers are pretty much the same? Both are close in value, capital expenditures, size, etc? The Cash on Cash is ½ a % difference. I am looking at the schools & what's close & growing nearby.

Great tips here. Something I didn't consider when I started flipping houses was the crime in the area. We actually had a home invasion and assault in one of our properties after securing the contract and multiple break ins during renovations where a local gang claimed it was their house!
