I'm closing on a 4 plex where I converted the living rooms into bedrooms no hoa and 14 parking spaces off road for the 12 bedrooms 3 bed 1.5 bathrooms each unit.

What type of insurance does a MTR need? Landlord insurance like a LTR or more specialized insurance like for STRs? What if you plan to rent it out as an STR in between your longer 30-90 day leases if your apt doesn’t have a booking?

Great information! I have a four-bedroom single-family home in Las Vegas, Nevada. I am considering doing AirBnB, but it might be hard for me to do because of the law and regulations in Las Vegas. So, a Mid-Term rental for 30 days or more is a great idea. My older sister is a traveling nurse, and she usually stays for 3 months or 6 months in one city before heading to another new location.
