Property in Japan and Taiwan depreciates rapidly after completion. Houses ten years old are referred to as "secondhand."

I'm 60 and have followed the 4 and 10 rule most of my life. Buy a 4 year old car, sell it when its 10 years old. Usually a toyota (reliable, straight forward repairs and servicing). And try to ensure the car has had a documented service history. In the last 30 years, I've never had to do any major repairs, ie; engines, transmissions etc.

True. In 2017 I bought a BMW that would have cost the equivalent of around $80, 000 new in1995 for $3, 700! 96% depreciation. Runs great. The original owner is my hero.

There's also a flip side to his car story though. The incredibly depreciated price of the car makes people believe they can afford it. But expensive cars are also expensive to drive, insure and maintain. A lot of people forget that part.

This is why I drive an old Lexus, someone else took the depreciation hit and put 100k miles on it. Lexus people are generally sensible and look after their cars. I get a luxury car in decent condition with Toyota reliability and running costs at a fraction of the new price and I don't pay interest on any silly finance deal. 🎉

Except imagine you buy your house and after a few years it needs a repair to the wall... only they dont make those bricks anymore.

And yeah those drainpipes where always trouble when they were new, but good luck finding a replacement now and if you do find new pipes theyre just going to have the same issue.

Cars these days especially are more inline with a mobile phone purchase. People just sign up for a few years of payments and before theyve even got their shiny new car/phone theyre already planning to replace it in 2 to 3 years. Theyre already planning its replacement before theyve got it.

Wow. He can twist stuff sooo much that you start thinking you're wrong.
You pay for the location in the case of homes. Older house in same location obviously costs less

Buying a car is more like buying a grade listed building. Always repairing it and having to fix it a certain way.

Conversely though, buying a 'used' car is an extraordinary act of faith. It means you believe the salesman when he tells you the mileage, that it's never been in an accident, has no outstanding HP, and wasn't thrashed up and down the motorway in the last 5 years.

Generally houses do depreciate. It's land value that has been increasing.

It seems the new cars are designed to only make it through the warranty period. We have plastic fittings for coolant and valve covers. They put belts in the oil pan.

I dunno. I kinda feel like John and Hank Green's work in Sierra Leone, helping to build a new maternity hospital and fighting tuberculosis are "extraordinary acts of philanthropy." There's likely a very different phrase to describe buying a new luxury car and then patting yourself on the back for selling your old one.

I agree with him all more cars are used . Plus I'm good at maintaining and fixing to things so even when things break it doesn't cost that much for me to fix
