Alright, Brandon. I have a question, and I’ve never heard anyone speak about it so I don’t even know if it’s legal or not, but here goes nothing!

So I live in Portland, or. The market is crazy here, so myself and a buddy plan on just flipping properties on the side of our w-2 jobs to build some cash reserves to cash out properties in cheaper markets with high cap rates. Now this is my question. If we flip under one llc, can we owner finance our own cashed out properties to our other llc, then rent it out? This way, one llc gets to gain a shit ton of interest, while the other one gets to write off the interest paid by the tenants? This way, we keep the equity, keep the tax writeoffs, and become the bank? We could literally sell it back and forth from one to another and keep eating up that interest?

The reason I ask, is because I’ve heard so many people say “don’t pay off your mortgage cause youll lose the opportunity to write off the interest”.

Technically, I could sell it to myself for way cheaper than market value and have instant equity to tap into for a HELOC too, right? If I’m selling it to myself, it doesn’t matter how much I sell it for, right?

Live Tokyo and own many houses and condos in Arizona. The secret is to have your team on the ground and a good R/E manager who you can speak to honestly. The toughest part is getting financing for more units. US Banks will not speak to me even with a credit rating over 800. Reason is my Japanese employer will not fill out an English VOE (any more than a US employer will not fill out legalese written in Japanese, Chinese, or Swahili). Found a work around, but not at all easy. If anyone has suggestions, would be interested.
