Great stuff!!! I think far too many get into rentals thinking cash flow goes just one way. Not putting aside a maintenance, and/or vacancy fund, is quite common.

I think the part were you talked about "your goal" is most important, if you don't know what type of revenue you ultimately want you will not make the best decisions, you have to have a number in mind whether it is 5k, 10k, or 20k a month.
