This is the second comment in as many days since finding your content. I have learned so much about Mexican life and paperwork. I’m an immigrant who’s moved around a fair bit, and I would have loved this kind of concise, helpful and practical info that didn’t take hours to sift through and find what was pertinent to my situation. Right on! I own land both within and outside the restricted zone and you've outlined everything perfectly. Just one piece of advice on ejidos from my Mexican relatives and friends, "No chingas con ejidos, guey." You might want to cover the role of the notary public in Mexico. They are 'super' lawyers, not a secretary with a stamp.

Yea! More accurate intel! Looking forward to your video on healthcare, especially the private health insurance, details on that, where do I get it, and an idea of costs would be helpful. Right now I'm on the typical geezer insurance, even paying extra for the "better, " level, and it sucks.... 🙄

I purchased property in Mexico and never was asked to get the Fideicomiso. I got a title to the land and that was it. This was in Quintana Roo (cancun) I am currently putting this 5SQ Meter piece of land on the market to sell it. My problem is that I will have to self report and pay the gains tax here in the states. (darn it)

Informative. I own a property outright in mexico city. Escritura's in my name. And my wife and I bought an ejido property in Baja. The Ejido property is in my wife's name and, yes, it is tricky, not gonna lie. I did a lot of due diligence on the ejido deal and had a trusted real estate friend looking over my shoulder. Plus my wife is Mexican. Nevertheless, I will not be fully confident that the deal is done until we get the escritura. If you can't handle a little extra risk and uncertainty of buying ejido, don't do it.

Very good advice. And even after double checking every detail, I would not be comfortable buying real estarte in Mexico until a few years have gone by. I heard terrible stories, "notarios" and lawyers notwithstanding.

Don’t buy anything you can’t afford to lose. Most foreigners last about five to ten years until someone inevitably takes an interest in thier property and harrassed them to leave. We almost got kidnapped the people were so desperate to rip me off
