I’m glad I live in an area where this tends to be less of an issue. High priced areas like DC require a different strategy than a more rural area like parts of NC where I’m from. I’m able to see mostly positive cash flow at the price point for a decent property. It’s a bit more complicated than this, but higher priced homes don’t tend to cash flow very well as stated in the video. Good stuff 👍🏾👍🏾

Great video! Looking forward to more! Two things, if I mortgage payments DO go up, as property taxes go up (esp. in the DC metro area!). Second, sure there are tax advantages and deductions for the owner, but remember that every dollar of rent is considered "taxable income" to the owner.

If anything people should consider refinancing? For a longer term. Someone else is still doing interest and debt pay down. Plus they might pull some cash out?
