In this video we outline the process for two scenarios: Owner/occupiers and Investors.

- Knock Down Re-Builds for an Owner/Occupier -

Instead of searching for vacant land, which is scarce, look instead for suitable blocks with an old home on them. Your goal is to find a property in your desired location, knock it down and build a brand new home for yourself and your family.

This option widens your search, making many more possible locations available for your consideration.

Not only will you have a bigger range to choose from, you will be buying in an established area with established facilities and infrastructure. It will likely be a better block to build on, saving you on additional site costs that can be associated with new estate land.

If you already own a home, you like the area and kid's schools and your friends are close, the home you're living in is the one you could knock down and rebuild anew.

- Knock Down Re-Builds for Investors -

The process for investors is to find land in the same manner as above, but an important difference is to have an understanding of the outcome you are trying to achieve first.

By knowing what you want to build, it will help you determine the type of block you need to find. That way you are tailoring the land to suit your planned build, not the other way around.

We believe your best investment outcome is to build two brand new homes on the one block. This way, you're only paying for one block of land, but getting the capital gains or returns from two homes.

- How does it work? -

1. Find the land with or without the home on it. The best opportunity will come from a block with an old home on it.
2. The block will only have one title, and ideally will be 16-20 metres wide. The block will be 550 to 600 square metres or bigger.
3. Once a design has been decided on, Stroud Homes organises the site tests, surveys, drawings, plans, quotes, demolition and all council applications and approvals, followed by construction.
