AI for Due Diligence! How to Review Zoning Rules, Covenants & Restrictions

If you're curious about what a property can be used for, one of the first things to look at is the zoning ordinance to determine what the general rules are for properties under each zoning classification.
Another important thing to investigate is whether any deed restrictions or protective covenants are attached to the property. If they do, these will give you an even smaller box to work within.

When you pull together all these documents, one of the easiest ways to review the information and figure out which parts pertain to your property and your intended use is to use an AI chatbot like Claude.

At the time of this writing, this is the best one at reviewing MASSIVE amounts of text in a single prompt.

In this video, I'll show you how to do all of it!

Great information! Also that's a really restrictive covenant!

What do you recommend to read like a book to learn investing or flipping in land. I left wholesaling houses in Tampa for obvious reasons but i just came across your website and youtube channel and i am learning so much already. Thanks brotha!

Hey Seth, great video. Thanks. I have a question. Could the same thing be accomplished with ChatGPT to your knowledge or how does this vary from that? Thanks

This is really interesting. Based on my years in zoning and development, I would just emphasize that the implementation of zoning rules and regulations are based on the interpretation of local officials and not that of AI, or that of anyone other than those officials. I don’t think it’s wise to make a buy decision based on this. I think it’s a great first step, but it needs to be verified.

Also, it’s highly dependent on your inputs. For example, perhaps the property is located in a zoning overlay and if that information is not input into the AI, then it won’t be contemplated and therefore completely missed.

Lastly, AI won’t be able to detect or interpret some of the nuance that exists within the code language.

Just some thoughts based on 20 years in zoning and development.

Most entrepreneurs and investors are ADD. It's what makes us successful. But attention to detail is my #1 downfall. Thanks!
