The Woodlands Texas is not what it used to be, it has changed. The Woodlands is a 28,000 acre master planned community 45 minutes north of Houston Texas. Development started in the early 1970's and has recently been completed just a few years ago.

The Woodlands Texas is consistently ranked as one of the TOP suburbs in the entire country. But there are a few things that people may not tell you about The Woodlands that you probably need to know before deciding to move here.

My family have lived in The Woodlands for 15 years, but I always enjoy hearing you talk about this beautiful little town. I totally agree with you on the pros and cons. Since most of the houses are older, a few years after moving in, we had to replace the roof and the HVAC system. Also, about the pine trees, we have to hire a contractor to clean the pine needles on the roof 2 - 3 times/ year as we want to keep the roof clean. However, we love some of the pros that The Woodlands offers. The first one is the commute. My commute to work for the past 15 years is from 7 - 10 minutes max as I work within The Woodlands. My college kids really like the Cynthia Woods Mitchell Pavilion. We were just there 2 weeks ago to see Pentatonix, which was awesome. We don’t need to leave The Woodlands for anything. Doctors, dentists, hospitals, schools, pet care, shopping, eating, entertainment, working, outdoor activities… are within walking distance or just 10 minute drive from our house. The Woodlands is definitely the best place to live for my family ❤

I lived in woodlands for 18 years and moved away. Miss it and want to move back. Crazy busy now though.

I moved to The Woodlands in 1987 and loved it. As The Woodlands grew so did the traffic congestion. We retired in 2021 and moved away due to the congestion but I still really love the place.

There is a new construction neighborhood in The Woodlands (The Creekside Park area), I bought 1 house there. It’s called The Enclave, zoned to TISD (Timbercreek Elementary). Had 2 developers but 1 is completely sold out and another one (the more premium one - Toll Bros) still have a few houses left. It is selling very fast because it is the very last new development in The Woodlands! Pro tip: once all of the development are done, they’re gonna sell the model home - which is STUNNING!

It is not a con to redevelop already developed lots or a shortage of development. Also most people who have lived in the Woodlands like myself since grade school appreciate the fact that it is not going to expand at the rate of other master plan communities. I'm pretty sure George P. Mitchell didn't intend for people to develop by clear cutting trees,  which is what a lot of the newer developers in The Woodlands have done. Call me a purist, but that's what gave the woodlands it's appeal in the first place.

155 parks in The Woodlands, of which 15 have swimming pools.

I believe that when it was designed, it was designed so that no one will live more than a 10 minute walk away from a park.

Renting in Grogan's Mill for seven months. The tap water is undrinkable as it smells and tastes like chlorine. Almost like swimming pool water. Also, likely related to the recent heat spell, tap water is warm. After living 27 years in metro Miami/Ft. Lauderdale, I'm surprised by the frequency and length of power and internet outages and power surges. The only time I had a power outage more than twelve hours long in Florida was due to a direct hit by a Cat. 3 hurricane.

All of the golf courses in Woodlands are private, so you have to join the Woodlands CC at cost of $30k plus $625 per month to play 2 smaller golf courses, or $50k plus $1125 per month to play all 6 courses. Also for access to larger indoor and outdoor lap pools year round, you have to join a gym at $80 - $200 per month, and they get crowded. These two issues prevented us from buying in the Woodlands after looking at it.

He also failed to mention there’s a few private top schools. If you’re living in the Woodlands, then most likely you can afford private school for your kids.

My brother moved to Creekside Village the new part and he loves it. Only about 5 blocks away from a park that has everything from a creek, walking trails, tennis courts, and a basketball court ALL RIGHT THERE. The bad thing is the different services. Since he's now in Harris county, his child will be going to Tomball schools. The police force is Harris county sheriff's department. The mailing address is in Spring. It really is that crazy. It all depends where you live. Anywhere else in the older parts and they gets Conroe ISD and if you are moving to the older parts, most of the homes are 80's and 90's built homes. You are paying more for the name because there are new home prices that my parents said are 30, 000 to 50, 000 less because it was in Tomball rather than be in the Woodlands address. It's just what your priorities are when it comes to moving into a new place.

Okay so here are my honest opinions after being raced in The Woodlands for 8 years. I’m currently 18 years old right now and I’m in 12th grade at The Woodlands High School, and while most of the things mentioned in the video are true, I would like to point out some things too. If you’re a teenager or a young adult (just like me) the woodlands has a lot to offer but one of the things that I dislike a lot, is that everything is so spread apart from each other. Okay not even that but the fact that you have to drive everywhere if you want to have social interactions. For example, A lot of my friends live about 10 minutes from my house (driving), I don’t even want to know what that time would be if it was walking. (Yes, I have a car, but this is because it’s (literally) required). Okay, yes all the greenery is fun, but The Woodlands itself is not very walkable (you can’t run your errands on foot like you would in other parts of the world, if you’re coming from other parts of the world). Yes, The Woodlands has bike trails, and they’re fun too (not really because they’re all the same) but sadly they’re meant for recreational use only, not for commuting like in other parts of the world which leads me to another important point; Car-dependency. Since mostly everyone in The Woodlands commutes by car because they have made it the most convenient option available, (since there’s no public transportation (there’s a trolley but it only serves 1 neighbourhood) unlike in other parts of the world) people don’t have other more reliable ways to get around, so they have to drive. Ultimately, there is a lot of traffic even whenever it’s not rush hour. Okay let’s talk about nightlife now (for someone that is 18 years old). I’m pretty sure that there’s only one nightclub in all of The Woodlands, in a city population of more than 100, 000 inhabitants, so no. The Woodlands doesn’t have a good night life in general. There is no such thing as bar-hopping culture here either, unlike in many other cities. Yes there are concerts from time to time in The Woodlands Pavillion, but for someone that is 18 years old and has a music taste that most people my age have (house, edm, rap, latin), there will not be a lot going on. Since there are not that many clubs (or places) where we can go hangout (lack of public spaces), people just throw house parties, and while those are somewhat fun, they’re not the same as if you went clubbing or walking around the city (which there kinda is but it ends really quickly, and is full of parking garages). Okay now sports, yes The Woodlands offers a lot in this sense, especially with golfing, so if you’re a golfer, then The Woodlands is a place for you. Okay, let’s talk about traffic lights now. In many developed areas in the world, they’re programmed to detect cars coming by, and that’s how they work; they work efficiently and don’t really follow a cycle. Here in The Woodlands, the traffic lights are a little (quite) outdated, so there’s not that technology where the traffic lights detect traffic whereas instead, they follow a strict cycle, so instead you will find yourself waiting in a red light for the cycle to end, so that you can go on green. This is highly inefficient, and I think it’s one of the reasons why there’s traffic in The Woodlands a lot of times, and people get frustrated. Seriously, it does not make sense to me to be waiting for the traffic lights to turn green whenever there are zero cars coming from the other sides. Okay something I don’t like either is the unsafe road design that prioritises cars over people. A lot of these roads are designed like highways. What I mean with this is that the posted speed limit might be 45mph, but the drivers are driving at 60mph because it feels safe (it doesn’t feel unsafe). If the roads were safely designed, then they would probably be narrower and people would be driving the speed limit because they would not feel safe when driving over the speed limit. (I’m talking about roads like Woodlands Parkway, Research Forest, Lake Woodlands, Branch Crossing) These roads are clearly designed so that drivers go faster than the posted speed limit because it shows that they prioritise speed over safety. So yeah, I rate living in The Woodlands a 6.5/10 (I don’t have much time here left since I will be starting uni soon and I’ll be going to Madrid, Spain, but these are the things that frustrate me the most)

Best- No railroad, wide streets, no loud music, no power lines, friendly cars (avid trail bicyclist), most cars park in the driveway
Bad- trees (foundation problem), high water bill, lots of accidents (45 N/Woodlands), no flooding (Most villages), no potholes

Good video - we have lived in the Woodlands since 1991 - the Woodlands are grown since 1991 and it is GREAT we wouldn't live anywhere else. A couple of things NOT mentioned in the video
1. There are NO more water taxi's on the Waterway
2. He didn't mention the wonderful Mitchell trails off of Flintridge road which are miles of beautiful dirt trails for hiking and biking
3. Creekside village is in Harris County (not Montgomery county where MOST of the Woodlands is located) - taxes can be higher in Harris County and the electric company can be different than Montgomery County. The last hurricane we lost power for 41 hours - some folks south in Harris lost power for 5+ days
