How do I find a key? It’s great to know where the rooms are but you need a key first. Do they spawn in certain areas ?

Today for the first time I found this key, never even knew about it. I read 3 articles and saw a video while playing and nobody explained or showed that in that room the walls can be opened and weapons are behind it.
But there were good rifles in the building anyways.
