I have never had a new home built but I’m planning on a new build soon. This information is very helpful.

Great information that things has to be documented.!! Take pictures and videos of everything before the drywall goes up. My first new home was 20 years ago and I took photos of the house before the drywall. I added a few things afterwards and it helps a lot when you know what is behind the drywall.

Thank you for the pleasant and calming voice during a hectic home building experience!!

Thank your for your insights and sharing with us your journey. We seem to be on a similar timeline. We purchased our house back in early December of 2020 and recently have started the drywall stage. They told us April for closing so we hope that is indeed the case. We will continue to follow your progress.

Treat the third party inspection as a required step. You're building a home that you plan to live in for a long time. The cost of an inspection at each phase (including pre-pour) is something you will never regret.

Amazing video, we are building now in Florida with dr Horton, which I heard was a nightmare, LOL, so like said we hired a third party inspector for pre drywall, and pre closing.

So exciting for you! I appreciate all of your tips! We had the foundation poured this week and have our design center appointment on Saturday. Thanks so much for helping me get organized! There is so much I never even thought of. :)

Interesting. I had no idea the weight of the drywall might impact the exterior trim integrity. One day to hang cabinets, surprised.

5 months to build a home in my opinion is far too fast. I suppose it depends what you are building, but I'm most cases you're not going to build a quality home in 5 months.

Great video. I noticed some double studs on the wall facing the outside. Was that standard?

Nicole, hired certified inspector for pre drywall, March 17. He just phoned to say the house had no code violations (whew!) He marked a couple of protective nail plates that were missing. Recommended conditioning the attic space and dehumidifying it. One exterior GFI outlet was missing, but I had already found that and asked the builder, Toll Brothers, to address it. We are 14 months in to a 19 month build. Nokomis, Florida.
