Saw the outside A/C unit. Recommend you have someone install a lockable cage around it to prevent theft. As I drive around I see many businesses doing this. Techs still have access but thieves will move on to an easier heist.

23000 lumos LED light which is a lot brighter than the sunlight reflected off the Moon. My boss put those in at our warehouse and they light up a good chunk of the lot besides inside of our facility. I've been taking down a bunch of old halogen light bulbs and fixtures and replacing them with LED lights and it's a lot brighter in there and we're saving a lot more money. LED is the way to go.

Good choice on the new HVAC system Mike. Better to spend the price for a new unit than to band-aid the old one just for it to break down six months latter, and then have to buy a new unit. As far as the economy. I'm older now, and have been through two of these low periods. They eventually smoothe out just like this one will. We just have to keep our heads down, push though, and wait until it turns around. I wish you much luck.

Having been a Carrier HVAC, an an industrial refrigeration contractor (retired after more than 40 'part-time' years at it), I'd advise you to purchase a 30 lb 'tank-'O-R410A', using documentation that you agree/swear that only an EPA 608 trained/certified technician or company licensed in your state/area will affect 'sealed repairs at your facility, and that it will be stored at that property, or a 'business-dedicated storage area', because R410A will become difficult/'way expensive' to obtain after 2024. Purchase "Viper Maximum Strength Venom Pack Condenser Cleaner " either online or locally, and a 'handheld foaming spray gun' (Harbor Freight will suffice) to maintain the (outside) half of the 'split', and mini-split. These steps will lengthen the lifespan of the equipment, and remember that it's a good idea to have profesional maintenance performed annually on both the split and mini-split. Wishing you the best!

ASPHALT ALTERNATIVE sorry for the caps need to get your attention. Check out tar and stone, as long as you don't get above the 90s it is something they do in upstate New York. Depending on traffic it last quite awhile and is not very expensive. The DOT (Department of Transportation) uses it on secondary rural roads. You have to wait for the tar to dry but it really is a good alternative.
There is another product to check out it is call "PAC" it's actually a base for asphalt, it is made of three sizes of stones that lock together when rolled. This could be a option because your problem is loose stone, this is rolled down like asphalt, then if you need it you pave over it.

Myself I down think you lot is worth paving, you have been in the Auto business a long time your building is always going to too small to spend all this money.

If I was you fix the place up and find a place that has already been done. I understand you can write some of this off on taxes but I think you are over spending for the lot. I don't know your area but even with a paved lot it is still going to be a small car lot with an expensive driveway.

Did you ever consider using "Milling"? When highways are redone, they usually Mill the old roadway and they need a way to get rid of it. You could supply them with ability to get rid of it locally if the job is close by. You would just need a roller to compact it. They would spread it using their dump trucks.
