Isn’t the indexation was 4% every year; but the decrease in tax rate is from 20 to 12.5, which is a meagre 7.5% for entire holding period ( which could be any number of years); so no way decrease in tax rate is better than indexation; stop justifying, we are already pissed off bro

govt should have given both regimes to the tax payer. whatever was beneficial to the tax payer they could choose the section accordingly. If SITHARAMAN says that the change was made to benefit the middle class then dont you think we should have been given a choice of choosing Indexation +20%LTCG OR 12.5%LTCG+0 Indexation.

This new LTCG has been made to benefit select individuals their cronies who was to sell large properties that were acquired 2 years ago. black Money to white money at 12.5%. bargain tax deal. hence LTCG12.5%. its simple guys. no rocket science here. the rule will be changed or increased next year.

Regarding Property appreciation: Property price which are flats will rise 4x to 6x over a 20 years period. Thats the formula for majority of properties in non metro cities.
