What the heck! Up here in the Great Lakes states, it's always been based on elevation and proximity to the water body. Zip codes have nothing to do with premium amounts.

I’m in NE FL. On a barrier island but a mile either way from Atlantic and Intracoastal. I’m not required to have flood but my premium will eventually go up to $1, 400 for the max coverage. It hurts on top of HO Insurance but I won’t drop it because I agree there is risk.
