Section 8 Walk Thru

If anyone has an upcoming Section 8 inspection for one of your rental properties, you should check this quick video out to give you some pointers on how to avoid some of the commonly failed items.
The section 8 inspections are generally fairly simple and not to difficult to pass, especially when you know what to look for.
I actually view the inspections as a 'welcome' event because it is a documented yearly inspection proving that I, as a landlord, am keeping good care of my property...bascially, a good 'cya' thing to have....

I've always liked these kinds of videos in school. Especially safety videos. They made me feel smart just for looking both ways and knowing not to touch guns.

The worst tenants I've ever had was a luxury unit that was $2, 800 a month. Fist sized holes in walls, marble counters cracked, charred cabinets above the stove, wet couch that reeked of beer and weed, hardwood flooring ruined with pet droppings, toilet missing. My Section 8 tenants have never done anything that couldn't be fixed with basic cleaning supplies.

I have been on section 8 for five years .
and i have only enhanced any places i lived .example
those cheap blinds
that every section 8 apt seems to have the ones that brake the first week the string get knotted up .I replace the with very nice wood blinds
in every room .
Why because it looks bad when the brake
then there the carpet
you know that cheap hotel carpet its always blue and no padding
I replace it with the faux wood floors and yes they match the blinds . and lets talk about that god awful yellowish paint that they put on the walls That they just throw on the walls not even cleaning the walls first so under the paint theres food grease hair even bugs
and on top of that it starts to peel off let just call it section 8 yellow because all Section 8 apartment have it. I paid for somebody to come in and scrape all the old paint off first. so it doesn't bubble or doesnt get bumps and peel. and then I repaint it a New York White which is a very pristine White then any of the Little types of things like cleaning thoroughly under the range of the stove because no one ever look there. so there is so much caked on grease and food you could open a restaurant! and i do whatever else needs to be done I just paid to have a privacy fence put up a 12ft X 5ft . New Hardware on the cabnets door you know so on and so forth and I pay for this out of my money I make sure that none of my furniture scraps the walls
I make sure that I scrub my walls and floors every 3-4 days and i pay to have my place fumigated every 6 months because the watered-down crap that they use doesn't kill anything. and again I pay for all of this out of my pocket. from the check I get from SS $1200 that I get every month for working 25 years for the state of California! when I do move I leave all that behind and I leave the apartment clean. why do I do this because I believe my home is reflection of me.
Yes I do keep before and after pictures
What gets me is a majority of the time I don't even get half of my deposit back that I gave the landlord to move in so you know what they're getting my 1/2 my deposit plus all the hard work and money I put into my apartment I guess that's just how it goes!!!
I don't know why people think that because your on section 8 your lazy dirty and uneducated
thank you I feel better now !!!!;)

Hell nooo!!!! My family had bad experiences with section 8. They screwed up your house. They don't give a shit. Some of them don't want to paid part of their rent. No more section 8 for us.

I have section 8 and live in an apartment. I have a cottage which simply means you have no neighbors above you, just your neighbor across from you. I am fortunate enough to have great neighbors and also to have this cottage. I'm the last cottage on my row. My apartment faces a side street neighborhood that is quiet. My son and I live together. We are very respectful neighbors, were very clean, I'm always sweeping ground areas and my patio is spotless with 2 beautiful plants. My little home is very clean .I'm always cleaning my windows bathroom and the bedrooms have beautiful pieces of carpet covering the apartment carpet. Were clean, quiet, and nice people to live next too. I'm very polite with a smile, I also take care of my neighbors house when they go out of town for periods of time. Not all section 8 renters are horrible tenants. It's unfortunate how we've been labeled as such due to some of the section 8 renters in the past and now that are just filthy pigs good gosh ❗I've lived in my apartments for 4 years and have never been late once with my rent never. The same with my utilities, paid on time. Let me say this, there is a family in my apartments that are complete PIGS❗Thank goodness she lives no where by me. When her apartment needs work maintenance find themselves walking over tons of dirty diapers that smell so bad, big garbage bags of garbage piled up against the walls. This woman has a trash bin just steps from her good grief. They have little kids running round the house filthy dirty, holes in the walls ❗It makes me wonder what kind of people do things like that. Roaches dancing around their house doing the cha-cha when the lights are off. The neighbors want this family out and I think the Manager is rushing this through. One neighbor in a nice apartment complex can ruin things so quickly.

That's what my inspectors check once a month a year ? For emergencies People like me need to be prepared for checking closets, cabinets, and refridgrators, air conditionings

Pretty good.... my opinion, only ONE smoke detector per level - multiple smokes on same level is more to fail in the future. After all, batteries usually end up missing after second inspection. Forgot to mention every door must latch properly, sticking doors fail AND tripping hazards in sidewalks, cracks etc. at least Middletown Ohio has those checks. Seals on fridge too. Good video, well done.

I'm on sec 8. I asked my landlord to check everything before my upcoming annual inspection. He had his maintenance man do it for him. Everything checked out and I was told I was good to go. Upon the inspection, I was told that the showerhead dripped, and that this was a minor infraction. But if I got it fixed it would be dropped, and my inspection would pass, and I would not be inspected for it again. All I needed to do was to call and or leave a message that it was fixed. So,  I contacted my landlord and again he sent the maintenance man to fix it. And it was fixed. So I called the inspector and left a message that it had been fixed as I was instructed.  Then 2 weeks later I received a failed letter stating if this is not fixed I will have to move out. It also states another inspection will be done if it is fixed within a certain time frame! I feel like I'm in the middle of Sec 8 and my Landlord. I have complied and the showerhead is fixed...what do I do next?! Is it possible that Section 8 tries to fail people? (FYI:the so called dripping showerhead only dripped a few drops!) I will be calling the inspector again to see why this is happening. If I am not advised I will be filing a grievance. I am very upset over this petty problem. I am a good tenant and do not deserve to be treated like this!
