An "operating expense ratio" (OER) is a financial metric that measures the proportion of a property's gross income that is used to cover its operating expenses, essentially showing how much it costs to run a property compared to the income it generates; calculated by dividing the total operating expenses by the gross operating income of a property, with a lower ratio generally indicating greater operational efficiency.
