I am so glad you made this video b/c people need to hear it. There are several people on TY and social media who want to sell services to help people open event spaces but they DO NOT share any of this information about overhead, zoning, and codes. I signed my lease Sept 2022 and I am STILL not open yet. Change of use in my county takes 6 months. 5 months if you pay an extra grand to expedite. They require you to get a lawyer for the process and the lawyers charge a flat fee for this. I reached out to a dozen lawyers and they range $4500-$8K. My county also required a water fountain and I had the same thoughts as you. Luckily for me, the space already had an ADA bathroom and 2 additional water closets and a utility sink (that were ALL required). I am in the final stretch of inspections and praying I pass. The space has 5 signs that are required by the landlord, so that was another hefty fee. Anyway good luck to you and your bestie from the East

I like the #2 spot. Maybe the patio could only be rented during the day to reduce the chance of noise complaints since it won't be used at night.

If you think this is bad, I spent 5 years and over 50K jumping through hurdles to get plans approved to build on existing land!!
It was an absolute nightmare. By the time I was done the costs to build and barrow had tripled. The disorganization and disconnection of how different departments are run will have you going gray! lol.
If I could offer any advice, find a place that is mostly ready to go and up to code! or a much better idea is Buy land and use container homes cutout and designed as livable space so you own the entire investment when done.
Land is not that expensive, especially now that the laws drove out many of California's state insurance companies!

That water fountain requirement is OTT, but i can understand needing more toilets, if you got 80-100 ppl as guests, it would be good to have three toilets. The ex-payless and the one with the mezzanine are both nice I hope you get one of them

CA is run by people who do not value small businesses, which is the only true option for freedom! CA prohibits small business growth through laws and red tape that have absolutely nothing to do with safety most of the time. The result is that communities that don't have generational wealth remain workers begging for decent-paying jobs.
But we keep voting for the folks who love to keep folks in a welfare mindset! ALL THE BEST TO YOU SIS! You are amazing definitely try warehouses!

Yeah, I can see some drunk person going over that wall. Oh what a mess and a hefty lawsuit. I’d have a liability contract for anyone that rents whatever space you decide on.
