Supply and demand wins out here. Prices will not come down because the inventory will remain low. Why will inventory remain low? Because sellers aren’t selling. Why aren’t they selling because they aren’t going to pick up a high rate mortgage in this climate. Buyers are cash buyers right now because no one is dumb enough to get a 7.5% mortgage. The only viable buyers are those that are cash buyers and those that can find a property with an assumable mortgage VA/FHA with an attractive ~ 3% apr.

I just sold a property with multiple cash offers above list price. I also just inherited two properties as an estate sale and am getting cash offers for as is properties. It is still a sellers market. Even in November 2023.

The best place to look for properties are the obituaries, or legal listing of executors/administrators of estates that have properties to sell. They are unlisted and have to be sold, as is, probably at a discount as an estate sale.
