480k! My current house is a e-buyer flip. They did a few repairs, new roof, and tried to flip it for 60k more than they paid. I watched them drop the price for a few months then made an offer for 15k less than they bought it for. Score!

Offer lower bc why would you want to pay the same amount they over paid for lol. The crash is here if you look at the average FRED price of a house now.

590K with 17.5K in seller closing assistance would be my maximum initial offer if under 30 DOM. If over 30, then probably a bit lower (around what you said).
But depending on the market and DOM, might hit them up for more after the inspection.

Yeah. I hope people are looking at prices from previously bought. People are trying to break even after 1-2 yrs instead of 5-7. And the market is up in some areas. But not that up.

When I was looking for houses I always avoided the obvious flips that were just sold less than a year ago and put back for sale. Out of spite I wouldn’t buy those for a penny more than they were purchased for
