Hey Dan, awesome video and a lot of great content. The only question I have is how to keep actual value. Scenerio: I bought a couple of properties 2 houses rent upper and lower units. When i bought them i had some positive cashflow (about $500/month) interest rate at that time was around 2 and 2.7% (kept variable) because was open to sell if value increased to a healthy amount. When the rate was low and had $500 positive cash flow tax time would have to owe the govt around 20k in taxes because of rent income and only able to deduct mortgage interest and prop tax and minor repairs.
Fastforward to today, with higher interest rate, i put almost 2k a month into the properties and a
Its interst only, so prob wont owe govt back in taxes (hopefully i get a return) but no equity built and pay over 2k out of pockets monthly. (Ps properties are under my name not a corp.) Not seeing any point of having properties in my investment portfolio.

How do you offset the taxes you have to pay on rental income? Do you just add that to the rent you charge?

Daniel, Do you foresee a time in the future where rents face downward pressure due to either a mass increase in supply, or a mass decrease in demand or both? I realistically can’t see that but then again I never predicted where we are now with rents and house prices!

I am guessing that the higher cap rates are in markets where financing is hard to obtain and the rental market is less secure. Things slow down at the mill and you have vacancies and arrears.

Hey Daniel, you recommend investing in markets above the rent-to-price ratio line but are there any circumstances that be okay to do otherwise? I currently live in the Vancouver area (priced out of vancouver), and thinking of investing in the areas around it like Surrey, Langley, Maple Ridge etc. Those places still don't give me a positive cash flow (looking at 2 bedroom condos), but I'm not sure if I'm comfortable investing outside of my province. I'm trying to get into the real estate game before I'm priced out...what would you recommend? Thanks in advance!

Canadians have been speculating & yields for the last 5-7 yrs have been -ve the only saving grace was appreciation which is no longer the case. Such “investors” are in big trouble as they over leveraged to buy multiple properties or used fake income to bid even higher.
