This is a good video. Wish you would have mentioned the unique academic situation of the Research Triangle and the importance of Duke, NC State and UNC to the region. That is an extremely powerful attraction to the area, which drives a wonderful experience of education and modern thinking in this beautiful area in the heart of the Old South.

Florida is crowded, way overcrowded, theres no elbow room like in Cary for example.... taxes and insurance are insane and not going down anytime soon.... its 85-105 most of the year, which doesnt let you do anything. im sick of being at Disney World and sweating from head to toes... in the past 10 years, its full of crazy people in FL... but the overcrowded, thats a huge negative for FL, everything is super busy, all. the. time. 😮

The only way a Florida homeowner can stay protected from escalating property taxes is to have either bought your home decades ago when it was cheaper and being homesteaded, or having moved your homestead with you to your next home from a previous one bought years and years ago. Insurance premiums are a whole other story. It's getting especially challenging for many who didn't budget their retirement to include the insane increases we've seen in flood and windstorm insurance premiums, if you can even get insurance.
