Just wondering from where is he getting so much money to put into his account. An year ago he was making in divs around 1.5k and now it is almost 4k. Also If you look the portfolio value it is the same - too large of a difference. Even if you put the 2.5k he says he is trying to invest every month, the math just don't add up.

Nothing against the guy, but the so called "dividend snowball" can't grew from 1.5k to 4k in an year like that, unless you have some serious side cash to invest in and help you make this big jump.
This just brings me back to my original message to all who wants to live-off dividends - unless you start really early (yearly to mid 20s) and can afford to invest a decent sum of money every month (700+) I don't see it possible to achieve the early retirement, BUT you can damn sure count a on decent addition pay when you retire and live very well.

Again I don't want to shit on the guy, but this is the reality.

As I do not live in the US, it always amazes me how monthly cost of living can be near 5000 USD.. I simply can't wrap my head around the cost and the wages there.

Realty income decreases shareholder value over time. If you’re doing all that analysis but failed to recognise that, there is a flaw in the analysis.

Also, the portfolio is over diversified. But some do that to average out the losses. Good luck!

if you have MO you should also have BTI to diversify it out and it's also a nice long-term dividend grower.
