Aside from the view, the apartment and furnishings have all the charm of an upscale airport lounge at best.

imagine paying 170 MILLION for an apartment in NYC and not getting a terrace

The thought of living in that match stick of a building 1000ft up gives me a panic attack.

The buyer solely treats this as an investment. In an interview with the B1M, Ryan admitted the buyer for this property had never even toured it before buying. Sure they might spend a few days or weeks in it out of the year, but many of these kinds of properties in NY are bought as investments… no different than the way the rich buy and sell expensive pieces of art.

Obviously the views are incredible, but the apartment itself is nothing too inspiring IMO. For $169M I'd want the top three floors, wide open, and inspiring architecture to go with it. Not a bland vanilla square with relatively low ceilings.

Is there an elevator or is this a walk-up only apartment ?

If they were going for bland and soulless, they nailed it.

I like that it includes a library. That should attract interest from all the scholars looking for a penthouse.

You could buy many acres of forest with a nice river running through it, have a luxury cabin. Then use the left over money to build a 300 foot tall statue of Abe Vigoda.

I think we can all be sure that this won’t be sold for $169 mil anytime soon ...

The best part about living at 432 Park Avenue is that you don't have to see 432 Park Avenue when you look out the window.

This had so much potential, yet feels like a common area lobby with luxury name-dropping. So unfortunate.

*169 million dollar penthouse overlooking central park*
Agent: “the kitchen is so large, it’s also an eat-in kitchen”
... so like every kitchen in rural and suburban America???

Maybe for $69 Million. You'd have to redesign half of it at least. Looks like a 70's rebirth gone wong.

For the record, it is not a $169m penthouse until it sells for $169m.

Very well done video.

Did he remove all the comments about the poor design of the building lol??, just a couple hours before there were comments about the apartments regularly flooding that the insurance premiums on this thing tripled. And then apparently this thing sways so much the lifts get stuck and even trapped a resident for a few hours cuz the lift cables were flopping around

As he was going through this tour, I wish we could've seen the building floor plan while he was introducing each room so we get a sense of where it is in relation to the other rooms
