Mr. Block, thank you for producing this awesome educational show! I have a question for you. I realized after seeing your show and watching a Grant Cardone livestream that there might be tenants out there that can transform themselves into landlords! The way they can do this is if they agree to a voluntary vacate buyout with the owner of their building. If the amount is enough to use as a down payment of 5% of a multi-family loan for a four-plex, then they can buy a building by applying and getting approved for a Fannie Mae loan program that's been in force since Fall of last year. Although I have seen properties on Crexi that are more affordable outside of California. If there are landlords that decide to get out of business in California, then newbie landlords (former tenants) can buy their properties with the Fannie Mae loans. Would you be interested in covering this concept? Obviously, tenants would not know about investment property financial calculators, although Crexi and others like it make it possible to learn and figure it out math-wise. These newbie landlords can then become your clients!

Excellent discussion! I'm a tenant. 13:40- I can't imagine ever NOT paying rent, but I was just talking about this with my apartment manager yesterday. He insisted that the "Fair Rental Market Value" expired back in '23 with other pandemic rules. It's an RSO building in downtown L.A. I wish I could convince him.
