Here is how accurate zillows zestimate is. My father has a beautiful, fully updated 3 bd 1 bath colonial in a great neighborhood. His next door neighbor has a small cape, half the size of my fathers house, with old wooden shake siding, zero curb appeal, and no updates. Zillow says my fathers neighbors is worth nearly $100 k more. That zestimate is useless.

I live in South Florida and most homes are overvalued, in addition, property insurance is doubling amd tripling in some areas. Not to mention, hoas are also imcreasing as well as property taxes.

Travis,
"The Villages" are kind of east of Ocala. It is MASSIVE. Spanning a few counties.
It is a 55+ area that seems to attract swingers.

Zillow has a direct financial stake in the housing market going up. They dont get paid by realtors or advertisers if people dont go to their site trying to book a realtor or getting ad pay. That's why their model is different than others

Please remember....Zillow had to reduce their year-over-year price forecast down ALL OF 2012 every single month. Travis, I wished you would have shown Zillow's 2022 charts to show how wrong they were the entire year. Zillow was wrong 12 out 12 times! Why would any one trust Zillow's monthly year-over-year forecast. I think Dave Ramsey and Cramer are the ones making Zillow's forecast 🤣

Show Zillow’s map from one year ago. They were showing around 20% increase in the emails I got.

Take a look at where the large stores are opening, example, Marshalls, Ross, home Depot, kohls. This is where the population is moving into.

I also had a chapter 7 bankruptcy in 2008 and walked away from 3 condos on the beach in Panama City Beach Florida. Like you, I am waiting to purchase another home. Where I am in Central New Jersey, the prices are steep and many are going at least 100 large over the already high asking prices. It seems very inflated currently. Looks like a moderate shift expected.

When you see consensus/agreement on data that is boosted opinion in an industry/ sector, be skeptical and go back to the data. As Kevin O'Leary says, "numbers don't lie, people do".

the villages is north of Orlando and it's a pretty popular place from my understanding. I hear it's Rich retirements area.

We just took the money we'd saved for buying a larger home for our family, and used it to pay off our current house. I don't see us getting a chance to move any time soon, so we decided to stop paying the mortgage interest. It's bittersweet to have the house paid off, but not be able to move and get into a house that fits our family size. Don't get me wrong, I know it's exceptional to own a home outright. We'd been trying to move since 2019 though, and it's been so rough in our market while living in a house that is too small for our family now.

Our small rural town of 500 people is geared to grow by 100% in three years to 1000 people. Already have 250 more people here with a real estate big corporation that bought a ranch and is paying off the county board of supervisors to rezone the rural ranch land to residential sfh on under .25 an acre of another 250 homes.

Almost all of Virginia is at all time highs. Everything I’ve looked at has sold nearly instantly with multiple offers above asking. New construction prices on the NC are up 32% YOY.
