I’m in Boise which has had the highest increase in the country. There are already major problems here. Labor shortages because working people literally can not afford an apartment or rent anymore. Multiple families of working professionals are having to share apartments. I’m talking about people with professional jobs, not unskilled labor. I know multiple families that had to move Midwest because they couldn’t afford the rent increases. I don’t think our market can handle where the prices are now, let alone an increase. I hope it goes down so people here suffer less.

The hike in interest rates by the Fed will put a quick stop to increasing housing prices and the market will most than likely respond negatively to this. Hold on, 2022 should very interesting :).

I think one of the factors that I don't hear talked about is simple "affordability". Prices are getting to a point where people just can't afford the mortgages, no matter how low the interest rate. We saw this in the mid-2000's, only back then this issue was ameliorated by subprime lending practices that put people in homes they really couldn't afford, which of course led to the meltdown. With that lending nonsense not existent today, do you think we are getting close to a market where your everyday home buyer just can't afford any longer, which then cools down the market considerably?

We almost made the a mistake of buying a house recently. We own our current house and wanted a bigger place, but it seems that sitting on this house another year or two is the best bet.

The housing mrkt is in the normal process of value increase, although at super speed but at normal pace with the corona era economy ...
As the interest rate increase the value increase will slow but wont crash ...
I listened to voices predicting a crash but this stems of non belief how much their property is valued now
