Why would u not want to pay the principal but the interest only ?

In other words, she’s saying there is a period in which u only pay interest. This is short term which is why u could use it for improvements then sell your house during this period in which you are only paying interest. As soon as it sells, pay it all off (interest+principle) But the improvements will likely increase the value and/or help it sell quicker. Meanwhile it is more affordable to do this while only paying interest every month. But the plan should be to sell and pay it off before the next period in which u pay interest+principle.

Why is that a special provision? All mortgages are already top heavy interest loans in the first 20 yrs of the loan.
