A few years ago I invested into Grant Cardone's real estate company, Cardone Capital. Since then I've heard lots of rumors about this being a scam or that Grant Cardone. In this video I'll be sharing the behind the scenes returns of my investment into Cardone Capital.

Great video and break down. This actually helped clear a lot up! It seems like the depreciation is the true winner here if you have a big tax liability for personal income.

I invested $5k in 2019 in Cardone Capital. So far I’ve made $1, 017.00. If I’ve would have put that $5k into bitcoin instead, I would have $70k. I feel like a clown 🤡

Someone did some digging into his deals and pretty sure he got caught actually owning the properties the syndications buy and selling it to the syndication at a lot higher price

So when will they sell the properties on the fund to make up the 18.87% “anual return” ? What is the time frame agreed upon?

You did the right thing. Your money is invested in a cash-flowing, appreciating asset class. The properties are top-notch and well managed. The tenants are treated like royalty. In addition, you get paid while waiting. Yes, it's passive income.

Using other people's depreciation is a great tax strategy! However, you cannot offset your other active forms of income per the passive activity loss rules. You can only offset your partnership income up to your basis and it gets carried forward into next year.

How much would a pay out of your investment of 5k look like if he sold the building? Would you get your money back and more?

I don’t see these worth doing for small sums, just not life changing and if it goes bust it will be super annoying not not life altering either. But if I was doing a large sum I’d prefer to own a majority stake not 0.05%

People just buy a blend of reits that are paying around 19-15% dividend.

Much safer, and more liquid.

This has to be one of the worst investments ever! You get zero cash flow per year and when Gran decides or is forced to sell, you MIGHT get a return. He also sold that property to the syndication himself making money, then paid himself an acquisition fee on the purchase and I'm sure he will "earn" a fee on the sale. I don't think there will be much left for you.
