I know it's hard moving to a new area and not knowing what it's actually going to be like living there. One of the most common questions I'm asked when showing homes is "is this a good area"? When looking for a good neighborhood to buy a house in Winston Salem, NC, there are a few important factors to consider. First and foremost, you want to make sure the area is safe. Check the crime rates of the area by looking at the local police department’s website and compare it to the national average. You can also research the crime trends in the area and look for any recent increases or decreases in crime.

how do you get the crime map? Also thank you for an objective video of our city. It is what it is, and it is what people put in that determine the results.

I’m from and live in Winston. The main issue here is leadership and boredom. The Mayor and commissioners do nothing! Barely any jobs other than retail and restaurants unless you’re able to get on at Reynolds or the Hospitals. Rent has skyrocketed for no good reason. Also nothing to do bc the older population complain too much! I’m still here bc I’m blessed to have one of the good jobs, I volunteer and have properties. It’s what you make it!

I avoid WS. If I go I'm always strapped. I live in triad area for over 50 years. 20 miles away from city. MLK drive is an area to avoid in any city . High Point is meaner though. GSO is even worse. Just so you know, from an OG.

Lots of really nice places in Winston tbh. You can tell where things are more likely to be rough by just looking at what the place looks like and surroundings. Some of the places he has shown are rougher but if you drive 5-10 mins up the road it is peaceful.

The closer you get to HWY 52, The worse the crime gets.

Sadly, the crime rate in Winston-Salem has jumped dramatically since the pandemic. It had been getting rough in my hometown over the years especially in the 27105, 27107 & 27127 zip codes. I bought land out near Joshua Tree SP and can't wait to move west.

Well, you might not be able to disclose the 'bad' areas, but I sure can! I'm a delivery driver in W-S, also went to HS and college here. It was bad then(05-12), it's a hell hole now! Stay the hell out of anything east of 52. Stay the hell out of south winston. Stay the hell out of downtown. That basically leaves the Ardmore, Polo Rd, Robinhood Rd, and north winston areas. The cost of living is just as high in those areas as some much better urban areas in the country, so I just don't get it. It seems most of the urban centers in America have deteriorated to an embarrassing extent. Rural living is the future.

Great video! One thing I gotta say… burglary, vehicle theft… These things happen anywhere. Thieves drive lol. It is more common in bad areas however, thieves do travel. So it’s best to live away from major highway exit or expressways. But it’s always best practice to lock your doors and have a security system. No matter where you live.
Of course if you’re on a 20 acre lot and live in the middle of nowhere, you should be more worried of bears stealing your trash instead of thieves, stealing your car, or breaking in your house. But even then security cameras are great.

Literally all of Winston-salem I would avoid! Unless you like gun shootings that go unreported, theft and being shot at for simply driving on the street/certain roads... And assault by complete strangers who have enemies so by you driving in an area they assumed you're one of their enemies... with guns drawn at your car with your children in it while your adjusting your gps. I've encountered everything mentioned when I lived there and some, never again.

So....my assumption is that everywhere in that area is "safer" than where we currently are - Orlando FL. My question would be what would you consider the most popular and "safe" zip codes to be around a $400k budget
