Welcome to 27 Sharpe Street, a beautifully updated 3+1 bedroom home with three washrooms nestled on a quiet street within the coveted Cliffside community of Toronto.

Featuring a long driveway that can easily park two vehicles - enhancing the charming curb appeal of this brick home are pollinator friendly perennial plantings along the walkway and steps to the front entrance.

With an open-themed layout offering a wonderful flow for entertaining, a soft neutral decor with clean lines, and exposures on three sides for tons of natural light — the main level showcases a spacious living room with a huge west-facing window overlooking the front yard, and which is fully open to the architect-designed custom kitchen.

This Scandinavian-inspired meal prep and gathering space has south-facing windows and pot lighting for ample brightness, as well as premium design elements including Ceasarstone honed countertops - the peninsula having seating and a waterfall edge; custom millwork; real maple veneer cabinets offering exceptional storage, the natural wood grain maintained with the base cabinets; an upgraded tiled back splash; a stainless steel double under mount sink; an induction cooktop; and new stainless steel appliances including a built-in oven and dishwasher, a fridge with bottom mount freezer, and a hidden microwave with the peninsula.

Both the living and dining rooms have the added elegance of crown moldings; the dining room and the foyer have updated light fixtures; and though currently used as an entertaining area, the dining room can easily be converted to its original function, which was a bedroom - and in addition, the European French wide plank oak hardwood flooring seen throughout this level is also showcased throughout the upper level.

Off the rear hall to the upper staircase is a walk-out to the backyard, and a 4-pc washroom with upgraded tiled finishes, a soaker tub, and a space-saving vanity with a mosaic back splash - the upper staircase finished with hardwood treads and white risers, and leading to an upper level with two naturally bright bedrooms and a 2-pc washroom.

The washroom features tiled walls and a space-saving floating vanity; the landing and the bedrooms have updated light fixtures; and the second bedroom has a south-facing window, while the main bedroom has a north-facing window - with both of these bedrooms having had interior walls opened up to increase their spaciousness.

This home is located in a well-established neighbourhood that is a short walk to Sandown Park, plus a wide variety of restaurants, retailers, and services along Kingston Road - while for young and growing families, John A. Leslie Public and St. Theresa Shrine Catholic Elementary Schools, R. H. King Academy, and St. John Henry Newman Catholic High School are all just minutes away.

A French door opens to the lower level staircase, which has wainscoting along its wall - with this fully finished level featuring quality laminate flooring, pot lighting, crown moldings, and oversized above grade windows throughout much of its space; and a combined laundry and 3-pc washroom with a tiled floor, a stainless steel laundry sink, a front load washer and dryer, a vanity with a mosaic back splash and upgraded lighting, as well as a glass-enclosed shower with a rainfall shower head.

Wainscoting is also seen in the spacious recreation area, and in a large bonus room that is ideal as a private home office or bedroom - this level also featuring great storage, including a closet under the stairs, storage within the furnace room, and a good-sized cold room.

An oasis of privacy - the premium sized backyard showcases a two-tiered wood deck, the top tier stretching across the width of the home. Quite deep, fenced, and surrounded by lush greenery on all sides, the backyard has a storage shed - and just like the front yard - is a low maintenance landscape filled with pollinator friendly, native plantings.

With its own outdoor cottage-like retreat of peace and tranquility - the lush splendour of the Rosetta McLain Gardens is also close to this home, as are waterfront parks, beaches, marinas, and other attractions along Lake Ontario - with access to the Don Valley Parkway and Hwy 401 just short drives away.

One drawback of the house the kitchen is facing the front door and would be drafty in winter unless utilizing the another entry greetings from oakville 😮

Can we all just tale a moment at how classy "peninsula" is pronounced here. It isn't a peninsula, it's a PENINSULIA. No joke I love it. Tack on an extra 10g to the price tag for it....that is selling. ❤😂❤😂

wait, so every time I take a shower I would have to go down and up the stairs? It doesn't seem very practical to me...

But it's a nice house though.

What do you mean by 3 + 1 bedroom? I feel like I saw 2 real bedrooms, 1 non-legal bedroom in the basement, and 1 “I guess you could turn the dining room into a bedroom”. Maybe I am missing something or not understanding the definition. It’s a lovely home, I just feel the credentials are over played to justify the absurd selling price.
