I use tenantcloud to manage my rental properties.

my screening is all done electronically by texting.

when i prequalify an applicant, i have them fill out a free online application

no need to meet in person at this point.

If everything checks out, they do a self showing, and if they like it, which is almost always the case.

I have them sign the lease online.

again, we don’t need to meet to do this.

I have everything i need on google drive. No paper documents to file.

Great method but I always meet/interview prospective tenants in person. You get a real feel for who they are. I recently sold off 15 of my 30 rental properties because my interest rates were adjusting from 4.25% to prime +1 = 9%. I feel an incredible sense of relief and now with almost 4 million in the bank ( earning 4.75% on treasury bonds ) I’m ready and waiting for a market downturn which we may or may not have Cheers 🍻
