We have been doing major/minor rural subdivisions since 1994. We haven't sold any of our notes. However, I can see the benefits of cashing-out to do another deal without the pain of the banks. If you don't mind sharing, who is buying the notes? Many thanks for sharing...it has been a great business for us.

How much are you paying for the civil engineering to draw up the Tract map? And once you have the engineering study do you submit that to the city for approval or once a piece sells? Thanks! This method is 👌

Can I handle out-of-state land for subdividing for local government approval? Can the surveyor submit the subdivided proposal to the city for approval on behalf of the owner? Thanks!

Question: Did you propose the 2 year balloon just to ensure you had time to accrue the capital to pay the balloon after 2 years after selling the lots? Or is it just to make the offer to the seller more appealing? Or both? Or is there some other strategy to the balloon payment as opposed to doing a full 10 year amortization? Thanks! :)
