I remember in 2007 when I was working in real estate seeing people buy homes new from builders with the intention of selling before close of escrow to a new buyer for profit. The crash was so brutal and fast that I remember seeing a lot of these units foreclosed on with the builder plastic still on the carpet.

Currently, there is no money for USDA loans. I've been waiting since October 2024. Money has not become available yet per my conversation with the USDA representative last week.

Asking a real estate agent whether you should buy a home right now is like to asking an alcoholic whether they think you should have a drink lol. Homes in my neighborhood that cost around $450k in sales in 2019 are now going for $800k to $950k. Every seller in my neighborhood is currently making a $350k profit. Simply unreal. In all honesty, deflation is what we require. The only other option is for many people to go bankrupt, which would also be bad for the economy. That is the only way to return to normal.

I currently have an approval through one of the VA companies. I just can't seem to find a home in the areas I am looking in at the price I am approved for. Congrats on finding your home. I hope to find mine soon.

USDA loans can't be within city limits, have to be in counties. Sometimes, towns of 100 people are incorporated, thus there's a "city tax" too. A good way to tell just by online research is property taxes. Properties that have 2 property taxes are no gos.

The maximum income allowed varies somewhat by area too. You also have to understand that a person making $60k a year isn't going to qualify for a $500k home.

Another qualification that usually applies to these type of USDA loans is that you cannot own another property. These loans are for primary residences, individual owners, not investment properties. However, there are a few programs through USDA to purchase multi-family properties.

Finally, be willing to move to buy a house that you can afford.
