Transactional Funding for Wholesalers

Transactional funding for wholesalers makes wholesale transactions much cleaner in my opinion.

Simultaneous/double closings using one source of cash is misunderstood by people outside of the real estate investing. It is perfectly legal, but to them it doesn't appear to be legal.

Thanks for the great information I'm looking for some information that I can't really find anywhere if you could help me out this is the first time I'll be trying to do a transactional funding deal on a double close I'm wondering if the closing costs of the A2B transaction are covered by the transactional lender. Also I like to know if transactional lenders require title information on homes that you're going to purchase if so how to obtain that title information for them or if they obtain it themselves?

Thank you for your information. Q: I typically require an earnest deposit from my buyer to maximize deal security. However, What happens if a buyer backs out of the deal? Are you simply now responsible for the t.f. Loan? Could a contract be terminated through inspection clause in some way when funding is used? Thank you

TJ, I am in Florida and I am thinking about doing RON transactions. But I have questions concerning the process of applying with the Florida department of state. I understand that I need a provider on the application - my question is does the state of Florida allow multiple providers to be on one application or an application for each provider?
