Always be buying only works for people with extra money laying around which most of us are either running out or have run out. That said, if a recession hits, most won’t have $ to average down. To counter this, I have already took a portion of my portfolio and put it into treasuries so I can have some $ to average down if a collapse happens.

The new stage of development needs to be in housing where it replaces the common misconception that houses need to be expensive. No they don't and needs to be three times median income of a household which means two people which means one person is six times. Income at most. Not at least before that. Everything is trash. No economy wages need to go up by 100% or houses need to go down by 50% or more

As far as interest rates, I believe the Fed is being too easy with interest rates and inflation. They need to raise them to around 8% so that inflation is under control and bubbles pop. It is not only the tech sector that is overvalued but a good portion of the gains overall is from inflation. I think we are setup for stagflation like the 1970s and the Fed is trying very hard to avoid it.
