I look to see if the applicant is friends with their landlord on Facebook. I just caught one person who was using her mom as the fake past landlord reference. They were Facebook friends and the supposed landlord was also friends with a bunch of people with the same last name as the applicant. After a bit more digging I saw a photo captioned with the names of the kids who were listed on the application - these were the "landlords" grandkids.

Another Pro-Tip:
Take the current landlord reference with a gain of salt. Unfortunately a landlord maybe temped to better their situation and give a shining tenant review to offload a less than desirable tenant.

Another thought I had when changing up the characteristic's is young vs old. Get a grandchild or Anunt / Uncle.
