Accessing and Searching Public Records | Bright MLS

As a real estate professional, there is a lot of research that goes into every listing presentation or offer.
This means you need access to tax record information, deed and sale history, and so much more. All to get a fuller picture of the property or listing.
To help you accomplish this Bright houses property and public record data from many sources bringing all of the information you need into one platform.
This means you can do all this research…. in one system!
After watching this video you’ll how to access public record information from any screen.
We’re going to begin walking you through public records searching now. Public Records are found in the Search menu. You’ll see two options here. Public Records, and My PR Search Form. The first option provides you with all of the standard, default search fields. The second option gives you the opportunity to create your own search form adding only the fields you use.
You can add fields to both the Bright default and your own PR search screens by clicking the add link; searching for and adding your field options; then returning to your screen where you’ll see them listed at the bottom of your page.
Let’s take a moment to walk through an actual Public Record Search.
Interacting with the PR search screen is exactly the same as when you are running a property type search. Only here, you have different fields you’ll use.
Some of the more commonly used tax fields include legal subdivision, owner name, property class, sale information and tax ID.
Let’s say we wanted to view Residential (property class) Single Family/ Detached homes (Res Type) that had REO Sale as the sale type. In this scenario, I may want to reach out to potential flippers and offer my services. I can research these properties to determine if they’ve been relisted and send my information to them.
And remember, if you don’t see a field you want to search by you can always Add additional search fields below.
Now, let’s talk about accessing tax data from a property type Results set.
When performing any one of the property type searches, you can access Public Records right from any Map…. or Results view in addition to a couple other options we’ll walk you through.
First we’ll outline resources here on the map.
From the Map tab, clicking on ANY parcel will provide you with access to the public record but also access to the most recent listing entered AND lot dimensions. From the Results tab, you will find a Public Record icon, represented by a white courthouse, that is available on most displays. This includes not only the one-line displays but also others such as Agent Full and Agent Gallery. Clicking this icon will open the Bright public record in a new window, or tab.
Oh, and you can also click to view any public record directly on the state's taxation website by clicking the courthouse with arrow icon.
The last method we want to show you is located under the Refine button bar. After selecting one or more listings, you can quickly switch to the full PR view by using the “Search Selected For” option.
This saves you time by running a lookup for those properties and switching you into the Public Record search.
When you’re ready to return to the original listing search results, click the breadcrumb link at the top left of the screen.
And there you have it… searching and accessing public records through Bright.
