Hey Matt, after the appraisal is all set and cleared from the lender. How much longer should it take to closing?

Asking for a friend..I bidded $30k over a house just to get the offer accepted and it was accepted a few weeks ago. Closing date scheduled for July 16, all inspections and underwriting done but still havent heard anything about an appraisal yet. Should I be worried? Also worried because we dont have the 30k to really pay. Hoping it appraises low so we can negotiate it down.
