These are a lot of things I've seen professionals use.
The declutter step is good because you can premove a lot of things you seldom or only occasionally use. Either to storage or a new space. You can move them in the same way. That way the things you use and need everyday stay handy and ready for use.

Congratulations Linn! If you can take the time to show a house yourself, a Real estate agent is a huge waste of money. They get 6 or 7 percent for doing what you can easily do yourself. This amounts to $18, 000 or $20, 000 on a $300, 000 home sale! The paperwork is available online and the title company (which you pay for whether you use an agent or not) handles the legalities. We've sold 3 houses ourselves in Washington and Oregon and all went smoothly. The most important thing is to be upfront on the disclosure paperwork and use the proper form for your locality for accepting offers. We listed on Zillow and Craigslist and paid a Realtor in Portland to list on MLS. The MLS listing cost $150.00 and gives you the same exposure the realty listing gives you. We also accepted buyer's agents at 2% commission, this gave us multiple showings by different agents, some of whom really hustled to try and sell our homes. Staging is inconvenient, but you need to depersonalize your home and make it more of a blank canvas for potential buyers to envision themselves living there. I see so many listings with toys and clothes strewn about or very personal decorating. Best to repaint in neutral colors and eliminate personal items as much as possible. Unmade beds and dirty clothes are gross turn-offs. Good luck on your search for a new location. I still really think you'll miss the valley!
